It’s all about the Money!
That’s why we are in property, right? But with a double dip recession biting, actually getting paid your rent is becoming more of a challenge for many of us. And when a tenant falls into arrears, and we eventually get through the process of eviction and re-letting, we are well out of pocket.
Our speaker for the evening is Caroline Saul of Red Roof Community Engagement Services Limited and Red e-lets, who is going to talk to us about a fresh approach to dealing with the problem.
Caroline and her team have extensive experience of working within the community, housing, courts, restorative justice, social support and anti-social behaviour. Using this experience and their network of contacts, they can deliver new ways to engage with tenants, saving landlords money on legal fees, possessions, void losses and arrears.
We are also going to be doing a little bit of “fact finding” around your current experiences with Durham County Council and LHA payments, so that we can try to get them resolved.

A survey* by the National Landlords Association (NLA) has found over three quarters of landlords have not been approached by their local authority to reduce rent for tenants on housing benefit.
Just 25% of landlords say their local authority has contacted them and actively negotiated with them to reduce rent for tenants on local housing allowance (LHA).
The survey also shows 53% of landlords believe the LHA cuts have made it unaffordable to let to benefit claimants. Nearly half of landlords (46.9%) believe tenants aged under 35 will be hit hardest by the changes.
The LHA cuts have seen maximum rent benefit payments reduced to the 30th percentile of local average market rents, rather than the previous 50th percentile. Caps have also been introduced, based on the size of the property.

The survey showed 53% of landlords believe the local housing allowance (LHA) cuts have made it unaffordable to rent to those on benefits.
Nearly half of landlords (46.9%) believe tenants aged under 35 will be hit hardest by the changes and almost 69% of landlords say they can’t see themselves letting to LHA tenants in 2015.
The LHA cuts have seen maximum rent benefit payments reduced to the 30th percentile of local average market rents, rather than the previous 50th percentile.
The age at which a tenant on benefits qualifies for any more than a single room in a shared house has also been raised from 25 to 35, forcing many more people into shared accommodation.

My|deposits, a government-authorised tenancy deposit protection scheme, has released a series of adjudication case studies to give landlords and letting agents a behind the scenes look at how deposit disputes are resolved.
The good news is that only a little over 1% of deposits protected with my|deposits give rise to a dispute needing formal resolution at the end of a tenancy. In this unlikely event, the scheme offers a free and impartial service to landlord and agent members and their tenants who, despite advice and assistance, are unable to come to an agreement over the return of the deposit money.
The case studies are actual adjudication decisions, covering issues such as damage caused by a frozen pipe leak in winter, garden maintenance and unfair re-letting fees. The case study library will be expanded each month with new examples of common dispute issues.
